SECTION 2 — Terms, Conditions & Legal Obligations

2.1 Event Space Access, Hours & Use

Room rental includes building access starting at 8:00 a.m. and not to exceed 10:00 p.m. Should the daytime event extend into the evening, the evening rate will be enforced. This includes time needed for set up and break down. All groups must provide a designated point of contact onsite during the event and any necessary delivery or pick up.

2.2 Included Amenities, Parking & Restricted Areas

Cost includes A/V, wireless internet, projector, screen, sound, use of catering kitchen, set up and break down of SRBX tables and chairs, restrooms, and street parking. Parking in the SRBX staff parking lot or neighboring lots is not permitted without express permission from SRBX staff.

2.3 Clean Up of Facilities and Decorations

Renter is responsible for removal of all trash, materials, food, and beverage items. Tables and chairs must be wiped down. Kitchen items must be cleaned. Decorations must be approved by SRBX. Tape, nails, staples, and similar materials may not be used on walls or doors.

2.4 Fire Safety

No pyrotechnic devices, smoke/fog machines, or open flame are allowed. Candles may be used only if enclosed properly. Fire aisles and exits must remain clear. No smoking is allowed inside the buildings.

2.5 Restrictions

No controlled substances or firearms are allowed on SRBX premises.

2.6 Smoking

SRBX is a 100% non-smoking facility. Smoking is permitted only in the rear parking lot, at least 50 feet from any entrance.

2.7 Disruptive People

SRBX reserves the right to eject or refuse admission to any person engaging in disruptive, belligerent, or threatening conduct.

2.8 Payment Terms

A signed rental contract, 50% room rental deposit, and $150 refundable security deposit are required to secure the rental space. Remaining balance is due no later than three days prior to the event.

2.9 Cancellations, Changes, and Refund Policies

Changes are based on availability and SRBX discretion. No changes may be made less than two weeks prior. Refunds are only considered with written cancellation at least one week prior.

2.10 Compliance with Law and Regulation

SRBX shall ensure the facility complies with applicable laws, regulations, and ordinances, including the ADA.

2.11 Insurance Requirement

Renter must maintain a $1,000,000 liability insurance policy and provide proof of insurance with SRBX named as additional insured.

2.12 Liability

Renter agrees to indemnify and hold harmless SRBX, its affiliates, officers, employees, and representatives from claims, losses, damages, and expenses as outlined in the rental agreement.
